Crazy Carrying Costs

12 07 2010

The toughest part about my job is when things don’t make any sense.

You crunch the numbers, you look at a situation from the rational and logical viewpoints, and yet it still doesn’t add up.

A perfect example: when a seller carries a property for years at a time while absorbing the costs…

Take An Interest!

30 06 2010

Last week, I attended the Annual General Meeting at a condominium for which I serve as Vice-President of the Board of Directors.

I sat in a half-empty room, and wondered how so many people could care less about the goings-on in their building.

It’s only your largest principal investment, after all, right?

43 And Counting…

22 06 2010

Casa Condominium is a beautiful and breathtaking building.

It’s in a great area, it has great amenities, the layouts are fantastic, and the finishes are all upgraded.

Investors are likely going to make money, BUT, they have to sell their units first…

To Spend, Or Not To Spend

19 04 2010

Is that even a question?

Every condominium resident has his or her own feelings towards what to spend the Corporation’s money on and why or when to take money out of the reserve fund.

But when it comes to preserving the value of the asset, I don’t think it’s a good time to be cheap…

Invest In Yourself

9 03 2010

Every investor is different.

Basement Rental Income

22 02 2010

For any first time buyer, the idea of renting out the basement for $800 per month to help pay the mortgage sounds like a fantastic idea!

But when you rent to that long-haul truck driver who won’t pay his rent and won’t leave, then you’re in trouble.

The one thing that buyers never consider: the legal ramifications of the basement apartment…

What A Joke!

18 02 2010

At the risk of being black-listed by developers in the real estate industry, I’m going to tell you what I think about the “special broker’s preview” that took place on Tuesday at Sync Condos.

It was a freaking joke, and I can’t believe I expected anything different…

No Sense!

17 02 2010

Egad!  This makes no sense!

This condo down the street from me has been “FOR LEASE” now for a total of three full months and the seller/landlord has yet to reduce the asking price.  The condo is vacant and he is losing money.

Sense.  This situation makes none…

Fashion Faux Pas?

4 12 2009

There’s been some awesome feedback and comments on my blog in the last couple days about the future of real estate in our city.

So let me add some more fuel to the fire.

Fashion House condos are selling in pre-construction for an average of $550 per square foot, and as high as $632.

But if the market is going up forever, then who cares….right? :)

Financing An Investment Property

10 11 2009

Financing an investment property is as easy as 4, 5, 6…

That is to say that four is easier than six, but still not easy.

Sounds difficult?  It’s easy to follow…
