“Sex Sells. No, Wait, Maybe It Doesn’t…”

23 07 2010

For years, developers have used sex and lifestyle images to sell real estate, but some industry insiders say it doesn’t work and are calling for a more genuine approach.

Beating Them To The Punch

15 07 2010

The early bird gets the worm, right?

So if you suspect that the seller is going to reduce a property in price, doesn’t it make sense to act before they do so, as if they’d already done so?

I thought it makes sense.  But the greedy sellers out there don’t see it that way…

Honesty

2 07 2010

Is it too much to ask in this business for somebody to take you at your word?

Draft an offer, submit it, and tell the other side “Please accept this or reject it, but don’t sign it back.  This is our first and final offer.”

Expect a sign back.  Nobody thinks you’re being honest…

Take An Interest!

30 06 2010

Last week, I attended the Annual General Meeting at a condominium for which I serve as Vice-President of the Board of Directors.

I sat in a half-empty room, and wondered how so many people could care less about the goings-on in their building.

It’s only your largest principal investment, after all, right?

How Will The G-20 Affect Real Estate?

21 06 2010

Surely it’s not the biggest issue we need concern ourselves with, but it’s certainly crossed my mind more than a few times.

I haven’t seen this level of combined paranoia and preparation since the Y2K scare, which turned out to be needless in the end.

The G-20 Summit will affect the entire city of Toronto, and all of its residents, and it will basically freeze the real estate market for an entire week…

Playing Hardball

9 06 2010

In a very bold move last week, a client of mine bullied a very tough agent and a very determined seller and ended up with exactly what he wanted.

The words “Take it or leave it” are rare in our marketplace, and majority of the time, they’re a bluff.

Not this time…

The Friday Fight: Are Diamonds Forever?

4 06 2010

Have you all seen Blood Diamond?

How much of that movie is true, and how much is exaggerated?

If you’re looking to balance your investment portfolio, and you’re shying away from real estate, the stock market, or both, many “expert” financial managers are telling their clients to invest in diamonds

Auction Antics

10 05 2010

Let’s continue the conversation from last week, shall we?

What if through CREA, TREB, or somewhere within the real estate industry, we were to create a platform for a transparent auction process?

I think it’s a good idea.  And here is how I think it should boil down…

“Toronto’s Waterfront Reimagined”

30 04 2010

This article first appeared in the Globe & Mail two weeks ago, but just based on the photo below, I knew I had to work it into my blog eventually!

Peter Freed of Freed Developments has single-handedly transformed the face of King West and now he has his sights set on Toronto’s waterfront.

It might be outlandish, but at least he’s making an effort…

To Spend, Or Not To Spend

19 04 2010

Is that even a question?

Every condominium resident has his or her own feelings towards what to spend the Corporation’s money on and why or when to take money out of the reserve fund.

But when it comes to preserving the value of the asset, I don’t think it’s a good time to be cheap…
