I figured this would be a timely follow-up to Wednesday’s top-ten list, as I’m starting to realize that more people know about the what when it comes to staging, but not as much the why.
But if everybody is doing it, then it must be working, right?
Comparables, or “comps” as we call them in the biz, are properties similar to the subject property that can be used to determine the subject property’s value.

I’ve seen a few instances of moving the offer date lately, and I think it has just as good a chance of backfiring as it does improving the seller’s chances of top dollar.
So why would a seller or listing agent move the offer date?
