Good news from City Hall….for a change.

The City of Toronto has abandoned a plan to turn these God-awful silos into a museum, and instead will raze the site which serves as a massive eyesore for residents of 650 Queen’s Quay.

So will our outgoing mayor, His Uselessness David Miller, give us a beautiful greenspace?  Or another condo…

The cheaper one is better, and they are both holding back on offers and reviewing them one day apart.

This situation is primed for one person to get screwed, and one person to get a great deal…

Festival Tower On A Lighter Note

Yesterday, I trashed the new project by Daniels Corp simply because of their ridiculous marketing brochure which features sexy bodies by the poolside in an attempt to sell condos to Toronto’s single, social elite.

Today, I’d like to re-visit the project from it’s launch, and see how you could have made over 100% per annum on your money…

Festival Tower Redux!

One of the first blog posts I ever wrote back in the spring of 2007 was a sarcastic look at the movie-star names for each unit at Festival Tower.

A little over two years later, I’m astonished to see how much prices have risen for the Nicholson unit!

Don’t worry - my sarcasm hasn’t fleeted in the past two years!  I still have some cynical observations to make about the marketing used for this project, but I’d also like to analyze the on-paper return on investment for the last 25 months…

Kiss of Death

There are many “wrongs” in real estate and they get a lot more attention than the “rights.”

One of the biggest mistakes I think that a seller (and the listing agent!) can make in any market is refusing to sell for the asking price, and then re-listing the property at a higher price.

Doesn’t it sound ridiculous?  Allow me to explain…

The Latest In Cool

For the past few years, those of us that are slaves to their cars during the day (it’s an occupational hazard for me…) have no doubt driven by the Bay/Adelaide centre hundreds and hundreds of times.

Finally, the monstrosity is nearing completion, and tenants began to move in during the month of July.

Here’s one thing that I did not know about the building: it’s supposedly green-friendly!

Disclosure Document Is An Invitation To Litigation

In the past few years, the Seller Property Information Statement or “SPIS” has been called into question.

It used to be an informative document that was intended to help buyers with questions they might have about the property.

But somewhere along the way, it became a huge liability for sellers.  At my brokerage, we don’t use them at all anymore…
