The Longest 72 Hours Of Our Lives (cont’d)

31 07 2009

The look on Antonio’s face when I showed up with seven different offers in an inch-thick folder was priceless!

He was nervous enough as a first time buyer, but now I was going to walk him through the strategies involved in trying to secure this property under the ridiculous conditions with which we were working.

My goal was simple: force the other side to look at our offer, without the 72 hour irrevocable…

The Longest 72 Hours Of Our Lives…

30 07 2009

There it was, in all it’s glory:

Seller Requests 72 Hours Irrevocable On All Offers.”

Who would have known what an utter mess those eight little words would create?

There ought to be a law against it…

Technical Difficulties

29 07 2009

&*%$#!

Did I get hacked?

Is it possible, as crazy as it sounds, that somebody out there doesn’t like me?!?!

Well, I’m on a new server and I have a new team of techno-nerds backing me.

Sorry for the utter gaffuffle, and yes, “gaffufle” is a word.

I’ll be back up to 100% by Thursday with a two-part post Thurs/Fri about the greediest sellers I’ve seen in a long, long time…

Update On The West Side Lofts

27 07 2009

Sometimes I have to actually remind myself that I purchased a condo at the West Side Lofts; that is how long it’s been since they’ve had my deposit!

A client of mine is interested in the project, so I spent Saturday afternoon meandering through their sales centre on Queen Street.

I must say that I’m pretty pleased with the results…

Step One

24 07 2009

Unlike the “twelve steps” in Alcoholics Anonymous, the steps involved in purchasing a house or condo can change from time to time.

It depends on the market: the city, the neighborhood, and the product.

In our current Toronto market, I tell my clients, “Step One: accept that you’re going to be in competition…”

Yonge-Bloor Development On The Brink

23 07 2009

The landmark tower’s future is in doubt as explained in this article by Kevin Donovan that first appeared on the front cover of Saturday’s Toronto Star.

Below is the article in it’s entirety.

‘Union Monopoly of the Public Sector’

21 07 2009

As a follow-up to yesterday’s post about the garbage strike, I’d like to share this fantastic article by Gwyn Morgan from The Globe & Mail that appeared in Monday’s Report on Business.

While I strategically voice my opinions in the form of a cynical, sarcastic rant, Mr. Morgan offers a more in depth look at how our various levels of government grant public sector monopolies that set the table for strikes and union strifes like the one we are currently forced to endure.

Have a read…

My Take On Toronto’s Garbage Strike

20 07 2009

Controversy!

I’ve never been one to shy away from it, and this time around I can’t help but feel that most people would agree with my thoughts and opinions.

Come to think of it, is there anybody who agrees with the striking workers at this point?

Pure Insanity

17 07 2009

Good ‘ole insanity is back!

Paying 10% more than a property is “worth” is back in high fashion, and this mentality was exemplified with the recent sale on Portland Street in the thriving King West area.

What a property is “worth” is anybody’s guess, but what if a comparable sale was staring you right in the face?

A True “Live/Work” Loft

15 07 2009

I got really excited when I saw this new listing for a condo on Noble Street for just over $300,000, but after reading over the MLS listing, I completely discarded it.

Other than a topic for my blog, it was of zero use to me or my clients.

Unless……well, unless I have any hippie, do-gooder clients…
